With a total of 1,145 units, this 99-year development by Kheng Leong, the Minton is one of the biggest condos to launch this year.
Kheng Leong (the folks behind One North Residences and Double Bay Residences),the developer of Minton, have not succeeded so far as the sales have been dismal - a paltry 180 units out of the 300 have only been sold. 1BRs and 2BRs were the most popular, going at $480-$590k and $750k-$870k respectively.
Seems the developer has missed the boat as buyers are adopting a wait-and-see approach. Analysts say the huge land release by URA recently could have been a factor.
Buyers appear to be drawn by The Minton's lush landscaping and generous facilities afforded by the large site area of close to half a million square feet, it seems.
Kheng Leong's general manager (property) Luk Kwok Wing said prices of one bedders sold (as of 6 pm yesterday) ranged from about $480,000 to $590,000 per unit. Two bedders cost $750,000 to $870,000. The project also has three and four bedders, penthouses as well as dual-key units.
Buyers were predominantly young Singaporeans, including families. Generally, buyers have HDB addresses, including Hougang, Serangoon and Tampines (all in the north-east part of Singapore).
