Cost of Resale Land Homes in Prime Districts Hits Record High in Fourth Quarter

In the prime districts of 9, 10 and 11, the cost of resale landed homes has managed to go much beyond the previous peak that was hit in the first quarter of 2008, during the current fiscal year's fourth quarter.

According to official figures released in the DTZ Research report, a hike of 4.6% was recorded in the average price of "freehold landed resale homes in the prime districts", in the fourth quarter, to hit a new high price figure of S$1,447 per square foot.

The recently recorded cost is about 12% more than the previous high of S$1,293 psf figure registered for 2008's first quarter.

An average price increase of 2.8% was recorded for areas outside the prime districts as well.

Among the most high-end homes, Good Class Bungalows managed to register a new per square foot price hike, but costs of luxury non-landed residential properties, condos in particular, are still trying to catch-up.

The highest ever unit price recorded for a GCB was for a property of 1,400 square meters, located in Leedon Park, which stood at S$1,407 psf.
